The project involves redevelopment of an abandoned Soviet aquaculture facility and the master plan of a site eight hours from Yerevan (Armenia) and included: a community facility, restaurant, apartments, and commercial facilities. The master plan aims to revitalise this precinct of Artsakh, converting the old fishery dam into an enlarged lake and the focal point for the design and hence the new town centre. Local construction technology and material availability, together with considerations of the extreme climatic conditions have informed the design outcome of this project.

It is a boutique development incorporating luxurious villas with ensuites and private courtyards, restaurant with alfresco dining and generous lakeside promenades. The development also includes retreats for young travellers, with self-contained facilities. The accommodation and recreation areas embrace the surrounding natural landscape offering a unique waterfront vista amongst textures of earth, timber and stone.
